There is a version of a paint job where someone shows up, rolls color onto your house, and is gone by lunch. You might not notice the difference right away. But a few winters later, when the paint is peeling and the wood underneath is starting to hold moisture, the difference becomes very clear.
At Ulta Home, we do exterior painting the long way. Not because it is more complicated, but because it is the only way the work holds up in New England. Here is what that actually looks like from start to finish.
It Starts Before We Open a Single Can
The first thing our team does when we arrive is assess the surface. We are looking at the current paint condition, checking for peeling, cracking, chalking, or any areas where moisture has gotten in. We check wood for softness, look at caulking around windows and trim, and note anything that needs repair before paint ever goes on.
This step cannot be skipped. Painting over a compromised surface just traps the problem underneath. It looks fine for a season and then fails faster than if you had never painted at all.
Prep Is Most of the Job
Once we know what we are working with, we get into preparation. This is where a significant portion of the time goes, and it is what separates a durable exterior paint job from one that starts failing in a couple of years.
We power wash the entire exterior to remove dirt, mildew, and chalky residue from old paint. Then we scrape and sand any areas where paint is peeling or lifting. Any damaged wood gets repaired or replaced at this stage. Gaps and seams around windows, doors, and trim get recaulked with a high-quality exterior caulk that flexes with temperature changes rather than cracks.
If there is bare wood or repaired areas, we prime those spots before priming the whole surface. Primer is not optional. It seals the surface, improves adhesion, and gives the topcoat something to bond to properly.
The Products We Use
We work with Benjamin Moore as our primary paint line for exterior projects. Products like Aura, Regal Select, or Element Guard are formulated specifically for the temperature swings and moisture that Boston-area homes deal with year-round. The pigment load is higher, the resin binds tightly to the surface, and the finish holds color without fading the way cheaper paints do.
We are also straightforward with our clients about what paint we are using and why. You should never have to guess what went on your house.
Application
We apply paint in conditions that are appropriate for the product. That means monitoring temperature and humidity on the day of application, not just checking the week before. Exterior paint applied in too-cold temperatures or high humidity will not cure correctly, no matter how good the product is.
Depending on the surface and the project, we use a combination of brush, roller, and sprayer. Sprayers are efficient for large flat areas, but brushwork is what gets paint into the grain of wood and around trim properly. If we are using a sprayer, we back-roll or back-brush the paint to ensure it is pressed into the surface for a smooth finish.
Most exterior projects get two finish coats. Some surfaces need three. We do not cut it short to save time.
The Details That Show
Trim, shutters, doors, soffits, fascia boards. These are the details that make an exterior paint job look finished and intentional rather than just refreshed. We mask carefully, apply trim colors cleanly, and take our time at edges.
When we wrap up a project, we do a final walkthrough with the homeowner to make sure everything meets expectations before we consider the job done.
What You Get Out of It
A properly prepared and painted exterior protects your home from moisture intrusion, UV damage, and wood rot. It also happens to look great and adds real curb appeal. In a MetroWest market where home values are high and buyers notice everything, the condition of your exterior matters.
When you invest in exterior painting done right, you are not doing it again in three years. A quality exterior paint job on a properly prepared surface should last seven to ten years in our climate.
